2. Setting the Right Price for your home is crucial to ensure the highest return on your valuable investment in the shortest amount of time. You will want to consider the price of nearby homes that have recently sold, the prices of nearby homes currently on the market, and the condition and location of your home. A Marketing Analysis will be provided. You always want to have a Competitive Edge.
3. 98% of Prospective Buyers view homes online before they even consider a scheduled visit. One of Deb’s Services is to provide Free Styling, Staging, for Exclusive Listings. Deb will visit each room and create an Action Plan to detox, decluttering, your rooms. Personal touches will be showcased in the home for prospective buyers to adore. Professional photographs will highlight your home’s best features and provide a great first impression.
4. There is a Buyer for every home and that requires a marketing strategy. Deb created a 17-Point Marketing System which her expertise included online listings services, social mediums, custom brochures, personal branded emails which will find the best buyers for your home, and they will have to be pre-approved to view the home. It is important to always have your home looking showcase ready for viewing.
5. If a buyer wants to buy your home, they will make you a written offer, which states how much they are willing to pay, mortgage amount, closing dates, and any contingencies which includes buyer’s agent compensation. You can accept, reject or counter terms.
6. Once you and the buyer agreed upon an offer, you will both sign a legal contract called an Executed Contract. This agreement outlines the specific terms, conditions of the sale of the home. Home Inspection will be scheduled and negotiated if needed.
7. Closing Day when all paperwork is completed and you will relinquish your keys and property to the new homeowners. You will receive a check for the remaining balance after all fees and mortgage is paid to your bank.
